General Notice of Caution

Our retreats are located amongst some incredibly unique and sometimes isolated areas. By booking our retreats you acknowledge and agree that you are responsible for your own safety and possess a level of competency that would be required in a rural environment.

Lost Retreats nor the Landholder are liable for any personal injury or damage caused to personal property, including vehicles as a result of being in or traversing a remote, rugged environment or relating to exposure to inclement weather.

The obligations of Guests are not exclusively set out below, it is incumbent upon the Guest to review the Terms and Conditions in their entirety including any Special Conditions, Pre-arrival Instructions and In-house Rules.

Terms & Conditions

Our terms and conditions together with the pre-arrival instructions and in-house rules shall govern the relationship between Lost Retreats and its Guest/s. Guests agree that they are responsible for, and agree to abide by, all laws, rules and regulations applicable to the use of this Website, their use of any Guest Services and any transaction they enter into either via the Booking Platform or in connection with their use of this Website. By booking and using the Lost Retreats website constitutes your agreement to be bound by the Lost Retreats Terms and Conditions, as amended. 

Lost Retreats at its sole discretion reserves the right to modify the Terms and Conditions at any time. It is recommended that you familiarise yourself with the Terms and Conditions each time you access our website and book with us.


Stay Lengths

There is a two-night minimum stay.
Single night bookings can be arranged, subject to retreat availability. These stays are unavailable on Friday and/or Saturday nights and will include a $75 cleaning fee to cover retreat cleaning costs usually split over two nights. For more information please email us hello@lostretreats.com with your desired retreat location and date.  



Lost Retreats are available to book for adults over the age of eighteen (18) years. By booking with us, you acknowledge that you are over 18 years of age.

  • Bookings for our retreats will not be secured until final payment has been made, until such time your booking will not be valid.
  • Guests are required to advise Lost Retreats of the number of guests in the booking.
  • Additional charges may be applied to any additional guests exceeding the maximum number of guests permissible in each retreat, except for infants under the age of 3.
  • Bookings made by a third party accept responsibility of conveying all reservation instructions and details to Guests.
  • Guests agree to use our Retreats for holiday accommodation purposes only.
  • Our Retreats are not to be used for any other purpose including but not limited to commercial purposes, receptions, or parties.

We will make every effort to ensure the property is available as booked. However, there may be extenuating circumstances that render the retreat unusable and we reserve the right to make alterations to bookings due to any unforeseen circumstances.



We do not charge a security bond on bookings. However Lost Retreats reserve the right to charge your credit card for costs incurred resulting from, but not limited to; any breakage, damage, excess cleaning requirements, excess waste or damage to the property etc after your departure, directly or indirectly caused by the Guest, or by another occupant or any other person invited on or in the Property by the Guest during the stay. 

The Guest agrees to authorise Lost Retreats to pay for any such breakages, loss, damage and all forms of cleaning (including but not limited to rubbish removal) of the Property by deduction of the applicable amount from your credit card details. 

Where the deduction is not sufficient to cover the cost of the payment required, the Guest agrees to pay the balance of the payment within seven (7) days of being notified in writing of the payment required by us.


Arrival at the Retreat 

Check-in is from 3:00pm. 

Please be mindful that our Retreats are not always easy to find, so try and avoid arriving after dark. 

Guests must remain on the supplied route and park in the designated area. Guests will be liable for any loss or damage caused to the Retreat, Property or vehicle resulting from their vehicle leaving the designated route.

Any gates opened by Guests must be closed directly after. Guests are responsible for ensuring that they do not leave any gates open on the property. Please be mindful that the Landowner may have livestock or other animals on the property which may escape if gates are left open. Guests will be liable for any loss or damage resulting from the failure to close any gates opened by them.


Staying at our Retreats

Guests agree to act in a responsible manner when using the Retreat and the surrounding area. 

During your stay, Guests must remain within the designated area as provided in the field guide. Guests are not permitted to approach the Landowner’s dwelling. In the event of an emergency, please refer to the emergency details provided in the field guide.

Please be mindful that noise can travel a long way in regional areas. Guests must not disturb the quiet enjoyment of any other neighbouring dwellings or surrounding properties. Failure to do so may result in the guest being evicted. In such cases, no refund in part or otherwise will be offered.

  • Smoking is not permitted inside or within a distance of 10m from the Retreat or anywhere on the property within periods of fire ban.
  • Sorry Pets are not permitted in our retreat or on the Property without prior approval from Lost Retreats.
  • Parties are not permitted.
  • Guests are not permitted to swim in any dams or water bodies under any circumstances.
  • Guests agree to adhere to any and all Additional House Rules displayed inside and outside the Retreat. 

Whilst Lost Retreats will endeavour to ensure that all advertised appliances and equipment are operational upon arrival at our Retreats, we do not offer any reduction of the booking fee, rebates, or refunds for failure of any items.


Departure from the Retreat

Checkout is strictly 11:00am
As our cleaning team requires access to the retreat from 11:00am, departure, after 11:00am without prior consent, will result in the guest being charged for an additional night.

If you wish to depart the retreat later than 11:00am, please contact us at hello@lostretreats.com to see what may be possible. 

The guest agrees to leave the Retreat and Property in the same condition as when they arrived. It is the guest’s responsibility to take all your rubbish with them upon departure. 

Any rubbish or unreasonable mess created in or around the Retreat will incur an extra cleaning fee of $75 chargeable to the supplied credit card. All vehicles are to depart the Property via the supplied route and ensure all gates are closed behind them.  Guests will be liable for any loss caused by gates left open including but not limited to loss of stock. 

Guests will agree to inform Lost Retreats of any damage caused to the Retreat and/or Property sustained during your stay.



As our retreats are located within regional and sometimes remote areas there is a good chance you may come across some of some fluffy and some not so fluffy friends. 

Lost Retreats nor the Landowner accept any liability (nor will we issue a refund or credit) resulting from any adverse interactions with any animals, wildlife, insects or bugs, including, but not limited to; cattle, kangaroos, alpacas, wallaby’s, wombats, wombats, birds, mosquitoes, spiders, snakes, and rodents. The guest agrees to take appropriate precautions to avoid interactions with wildlife that may be in the area. 


Some of our retreats contain provisions for outdoor campfires within defined firepits. Please refer to specific locations for details on retreats that contain fire pits. However, with fire comes risk and responsibility.

Where fire pits are located, all campfires must be contained within the designated fire pit area. It is the guest’s responsibility to comply with local fire regulations and general safety considerations (including, amongst other things, observing total fire bans).

  • If there is a fire ban in place you will endeavour to notify you by text or email.
  • In summer, or when it is windy, it is safest to assume that all fires outside are banned. 
  • Lost Retreats reserves the absolute right to ban campfires at any time. This right extends beyond local fire bans.
  • We also ask that you do not collect firewood from the property or cut down any trees.

Even when campfires are permitted, it is your responsibility to ensure that you do not create any risks to property, people and animals including, but not limited to; the Retreat, the property and neighbouring properties.

When lighting fires you must; 

  1. only use the designated permanently constructed fire-pit, 
  2. ensure there is no debris within 2m of the fire and 
  3. completely extinguish the fire before leaving the site or going to bed – this includes ensuring all coals and embers are completely extinguished. 
  4. Do not leave a fire unattended 

We do not provide wood for the firepit. If you intend on using the firepit please ensure to bring your own firewood. 
You will be held responsible for any damage caused by errant fires resulting from negligence in managing fires/fire risk appropriately. 


Internal Fireplace

We provide a limited wood supply for our combustion heater so guests can enjoy the pleasure of an open and controlled fire in their room. Please do not leave the fire unattended at any time. It is unsafe to leave a burning fire unattended.  It is also unsafe to leave children alone with a burning fire.  Before leaving the room, please extinguish your burning fire. We recommend lighting the fire when you are back in the room or after an outing. Guests are not permitted to collect firewood from the property or cut down any trees. Fires may only be lit by an adult.


Cancellation Policy

We understand that life’s unpredictable and things can change.

Changes can be made at least 28 days prior to scheduled arrival. Guests can either rebook, receive a credit voucher for the full amount or receive a refund minus an administrative processing fee of 5% of the total booking amount.

For cancellations within 28 days of scheduled arrival makes rebooking our retreats difficult and no rebooking, refund or credit voucher will be provided either in part or otherwise.

  • We do not provide refunds for non-arrivals or unused nights.
  • All cancellations or changes to your booking must be made via email or by phone.

We also recommend that you purchase travel insurance to cover any unforeseen circumstances including things such as cancellation of flights, medical expenses and loss or damage of personal belongings during the stay.

Lost Retreats and the landowner will endeavour to ensure our retreat is available as booked. However, there may be circumstances outside of our control that warrant us to make changes to the booking.  Lost Retreats reserves the right to make changes to bookings due to unforeseen circumstances at its sole discretion. 


Inclement Weather

For the most part, varying weather conditions are all part of the experience. Whilst our retreats are supplied with fans and heaters, they do not contain air-conditioning. Subsequently, we recommend you consider your dates carefully.  We do not offer refunds or transfers based upon inclement weather or other circumstances beyond our control. 

If there are any extreme weather occurrences on the day of your booking that prohibit the use of our Retreats outside of our control, we can either refund or reschedule your booking. In the event of extremely adverse weather in the lead up to your scheduled stay, it will be at the discretion of Lost Retreats to cancel bookings and refund or reschedule the booking.

We strongly recommend you take out cancellation insurance to cover for any such occurrence.


Rubbish Fee

We kindly ask that you take all your rubbish with you. As our Retreats are in such unique locations, it’s tricky for any waste removal services to come to us. Subsequently, it is the Guest’s responsibility to leave the Retreat in the same condition as they found it, including taking all rubbish from inside and outside the retreat with them. It’s also a good opportunity to consider the amount of rubbish we generate and how we can minimise wastage. A fee of $90 is applied for the removal of any rubbish left by Guests, charged to your credit card.



By booking with Lost Retreats, Guest/s also consent to subscribe to our mailing list. You can unsubscribe at any time.


Phone and Internet

Being in a regional area we cannot guarantee phone reception or internet services. 



In order to locate our Retreats in some of our countries most amazing and idyllic locations, we partner with landholders that have a special little spot that they’re willing to share.  As these agreements with landholders expire or change, we may be required from time to time to relocate our retreats. Subsequently Lost Retreats reserves the right to relocate our retreats at any time. In the event that one of our retreats must be relocated in advance of an upcoming booking, Lost Retreats will inform the guest of the change.



Guests guarantee to indemnify and hold Lost Retreats and the Landowner harmless from all claims, actions, damages, costs and expenses including legal fees as a consequence of your stay. This includes damages, insurance, loss due to misadventure, fire, theft, injury and misconduct (both inside the Retreat or on the surrounding property).

By booking with Lost Retreats Guests agree to act responsibly and agree to absolve Lost Retreats and the Landowner from any liability associated with the abovementioned damages or injuries. 

In the event that the Guest/s fails to comply with the Lost Retreats Terms and Conditions, Lost Retreats reserves the right to ask the Guest/s to leave the retreat and property.
